On the edge of a fantastic village, this is a super family home and one that provides a special lifestyle.
A myriad of footpaths criss cross delightful countryside around Brabourne and Smeeth and it's very easy to picture a walk back from one of the village pubs on a warm summer evening across some of those very paths.
Walk to Hatch Park to see the deer, out toward Naccolt Woods or past Forty Acre Wood (it's a misnomer these days) and you will be enjoying beautiful scenery; enjoy a drink and a meal in either of the great pubs in Brabourne Lees, visit The Five Bells at Brabourne, The Tiger at Stowting or The Black Horse at Monks Horton. You can walk to the Farriers Arms at Mersham.
Pubs are easy to use as landmarks and destinations, in truth the variety of walks that are possible is incredible from here and will keep anyone occupied for ages.
Life here is very much about the countryside, about being amongst it, part of a small community on the edge of a wonderful village.
Life here is also about convenience. Drive into the Wye Downs Area of Outstanding NAtural Beauty, pass through the continuing beautiful scenery and you will make your way to historic Canterbury, it's around a thirty minute drive.
A fifteen minute drive can bring you to the centre of Ashford, you'll reach junction 10a for the M20 much sooner, the town centre is home to Ashford International Station with its Mainline Services to London Bridge, Cannon Street, Victoria and High Speed Service to St Pancras.
Turn toward the coast and a seventeen minute drive can bring you to the picturesque Cinque Port Town of Hythe to wander its shops, the banks of the Royal Military Canal and along the Seafront.
The breadth of things to do from here is always amazing to us. Eurotunnel is a simple drive and so is the Port of Dover with Cross Channel Ferry Services.
All these things are there to enjoy and at the end of each day you get to come home and relax in this wonderful home.
It is one that is designed to connect you with the garden, to enjoy the view across the neighbouring pond, to gaze across countryside and see the changing seasons and pattern of farming life; the fields across the road are part of a dairy farm and cows graze on a rotation through differing fields.
Light streams in through the surprising number of windows, life flows from the family kitchen through dining room and into the living room, all of them overlooking a wonderfully private garden.
The large and useful utility room is much more than you would expect a utility room to be and a study downstairs means that on the first floor the bedrooms can all be bedrooms, of course nothing is stopping you from taking one as a home office to enjoy the lovely views as you sit and work.
We love the location, the accommodation and outside the combination of garden and parking seems to provide a perfect family home!
