A delightful balance has been created, home in harmony with outside space in a superb location.

Take a stunning location, match it with a great builder and you find yourself experiencing an amazing home.
This is one that we have enjoyed watching grow and each time we approach it, at each stage of construction, the excitement increased.
Visiting for the photo shoot, seeing how all the planning has come together, the visual impact that has been created, it's fantastic!
Most impressive for us is understanding the quality that lays underneath because here we have a builder who creates homes he wants to live in, there is an obvious pride in what is done.
The journey started with the most important aspect of a home. Remember the saying, 'The three most important factors when buying a home are location, location, and location.'
This location is one that few can better in the village, a village that has retained a character and community that makes it special.
The architect put much thought into the design of this home, of how it would look, relate to its surroundings and neighbours, he envisioned a home that would contribute to the area.
As for the build, quality resides beneath and in plain sight. Viessmann, a German company who produce 'The UK's most reliable boilers' were the choice for the air source heat pump and their products combine with Robbens Systems underfloor heating downstairs and radiators on the first floor. A Norwegian hot water cylinder, made by Oso who apparently produce the most efficient hot water cylinders in the world; this is another conscious choice of quality.
Roca were established in 1917 and, in their own words, are 'engaged in the creation of bathroom spaces, an activity that has made it a global benchmark.' The finishes provided are impressive.
In the kitchen a stylish island with lots of storage beneath has an Elica hob in place that cleverly provides a combined cooking and extraction area creating a more open ambience to a stunning living/dining/family area. Local firm Roma Interiors, based in Ashford, have worked with the builder for years providing quality kitchens to great effect again and again.
Incorporated appliances include 'full' height fridge, 'full' height freezer, dishwasher, a pairing of a single oven and beside it a combination oven/microwave with warming drawer complete the cooking essentials.
Beside the kitchen the utility room has space for washing machine and dryer.
Quality is evident elsewhere. Corner windows make a stunning difference to the feel of a room: the easy option for some builders would have been to change the design, here the philosophy has always been, take something others may find difficult and make it easy. Getting the finish right is all important; to be proud of what has been created and to make a more enjoyable home.
Light flows in through windows, drawn to the space created here. Solar tubes add natural light.
In the living room a Futurefire Panoramic FX1 wood burning stove sits in a proper chimney to make the living room a delight; summertime with bi-fold doors thrown open and the charm of a real fire to welcome winter.
Space and thoughtfulness have created a home that can suit so many.
Downstairs there is an ensuite guest bedroom. A separate study gives a sense of privacy when working at home (The house is data wired and the cabinet is located within the storage cupboard in the study). The hallway and landing provide frivolous space that always improves how people enjoy their homes. The oak posts and handrails of the stairs, the glass balustrading combine with Vancouver engineered oak doors to enhance that subtle sense of chic.
Delightful bedrooms upstairs are each individual and ensuite, yes, all four bedrooms in the house are ensuite; this is a perfect family home and perfect for entertaining guests.
Outside the overall plot size is approximately 0.3 acres.
There is a detached double garage with electric roller shutter doors and plenty of parking to accompany it. The garage is plastered and painted inside, with painted floor and there is an EV charging point within.
The village is one we love; here you are at the confluence of a wonderful network of footpaths. Endless opportunities present themselves to roam working countryside, stroll through a deer park and head for picture perfect village pubs (there are two good ones 'on your doorstep' already in the village).
The village shop provides post office and most things you need for day-to-day life. As a 'Costcutter' the advantage is that, in their own words: 'Since May 2018, the Co-op has been the exclusive wholesale supplier to Costcutter Supermarkets Group. Through this wholesale partnership, our retailers have access to a range of Co-op Own Brand products. Our shoppers tell us that they love having a range of quality, ethically sourced Co-op products to choose from in their local Costcutter, alongside their favourite brands.'
There are two local primary schools, hairdressers and an intriguing, dazzling and practical selection of shops at nearby (within walking distance) Evegate Business, Retail & Artisan Village which sports a lovely coffee shop and deli as well as a micro pub.
We may be a little biased, Smeeth and Brabourne is our base of operations after all and this is such a great area to live in.
The picturesque Cinque Port Town of Hythe and its West Parade on the seafront is around seven and a half miles from Lees Road and is a lovely spot to wander along and watch the sunset.
Romney Marsh provides miles of unique habitat including delightfully unique Dungeness.
Camber and Rye are across the border in Sussex.
It is a real pleasure once you start to explore how much is accessible from here. Eurotunnel and ferries at Dover take you to mainland Europe.
The market town of Ashford is a simple journey with M20 access. The train station is less than six miles from the house, with commuter trains to Charing Cross, London Bridge, Victoria and a 38-minute fast train to St Pancras.
